The 3K Ranch property consists of 6509.06 acres and lies in two noncontiguous tracts that are seperated by 1/2 mile of other private lands. The 3K Ranch is a recreational investment tract located at the North end of the Smith River Canyon. Lands along the canyon are steep and rocky with some timbered rangland on the south and native grass rangelands on the remainder. As the property leaves the Smith River Canyon, it becomes open, rolling rangeland. The property has approximately 2.1 miles of the Smith River on it and the frontage is broken up into three segments with some areas being steep. The 3K has one other creek and multiple seasonal drainages. The ranch has and abundance of wildlife habitat, excellent fishing, and is very aesthetic. Access is legal but across private lands. There are no building improvements.

Conservation Easement (overview)
The 3K Ranch placed under Conservation Easement in 1999 includes 6509 acres located along the Smith River south of Great Falls. Most of the property supports native range, shrub, and forest communities in good to excellent condition, with a small parcel of agricultural ground near the river. Structures on the property include the remains of two "homestead" cabins and a shed located in Parcel 1, none of which may be replaced under the terms of the conservation easement.

The prupose of the conservation easement is the protection of significant scenic and open space values of the property that are visible to the public from the Smith River. Conservation easements are already in place on nearby properties that include the 1050-acre Gruel Property and the 3280-acre Morgens property. See Figure 1. Protection of the 3K property is accomplished through Specific provisions in the conservation easement. These provisions include the restriction of development on the property to two residences, each with associated garage and storage shed, and additional non-residential structures and improvements for agricultural purposes. With approval and proper timber harvest plan, commercial timber harvest may occur on the property. No exploration for or extraction of minerals, oil, or gas is allowed, although the grantor is allowed to obtain gravel in limited locations provided the surface alteration is restored to its original state and approximate contour. Finally, the property may besold, devised, gifted, or transferred only as TWO PARCELS, with the exception of the sale, trade, or lease of boatcamps on the Smith River to the Montana Department of Fish, Wildlife, and Parks or those acting on the Departments behalf with respect to recreation on the Smith River.
